For Whitney Arcaro, Executive Vice President and Chief Revenue Officer, Residential at RXR, the future of luxury is no longer just about high-end finishes or amenities—it’s about connection, personalization, and community.
Redefining Luxury Through Experience
Arcaro oversees RXR’s residential revenue strategy, integrating development, marketing, operations, and portfolio management across millions of square feet. Since joining RXR in 2017, she has shaped the design and branding of thousands of multifamily units, leveraging insights to create emotionally intelligent, hospitality-driven experiences.
She notes a major shift in demographics: a growing number of “pre-nesters” and empty nesters are opting for luxury rental living over traditional homeownership. These residents prioritize community, convenience, and flexible living spaces, and are willing to pay a premium for design, technology, and connection.
Data, Hospitality, and Personalization
RXR’s competitive edge comes from its RXO Hospitality and Digital Hospitality Platform, which uses resident data to curate programming and experiences tailored to occupants’ needs. From coworking trends to pet ownership spikes, the firm adapts spaces and services to foster loyalty, enhance retention, and elevate brand perception.
“Sometimes it’s as small as remembering a resident’s birthday and their dog’s name—but those touches create positive reviews and a sense of belonging,” Arcaro explains.
Luxury Residential vs. Other Sectors
Arcaro emphasizes that luxury residential is an emotional, experiential product. Unlike long-term commercial leases, residential experiences operate on short-term feedback cycles, requiring nimble adjustments in amenities, in-unit layouts, and building services. She highlights how flexible unit configurations, such as two-bedroom units with dens or home offices, now accommodate work-from-home lifestyles, even in suburban areas.
Technology and Branding Shaping the Market
Digital tools and AI are reshaping how residents engage with luxury communities. Transparency, social proof, and personalized experiences drive decision-making, while architectural and design narratives remain central to a building’s identity.
Arcaro stresses that design is fundamental: “The sense of arrival, natural light, and intentional flow make a building memorable. Kitchens, bathrooms, and in-unit layouts can become differentiators.” Strategic use of star architects is considered alongside location, amenity curation, and hospitality, ensuring alignment between aesthetic, function, and target audience.
