    The Mixed-Use Development at Guwahati, commissioned by SMJDB Group, represents a strategically composed architectural response to its urban context. With a built-up area of 1,30,000 sq. ft., the completed project integrates a retail block and a 118-key hotel within a cohesive design framework.

    The development demonstrates how two distinct built forms can function independently while complementing each other architecturally and operationally.

    Architectural Concept and Site Response

    The project comprises two primary components:

    • A retail block at the arrival edge

    • A hotel block positioned toward the rear

    The retail block is conceived as a transparent, welcoming structure along the arterial road, establishing a strong urban presence and acting as a landmark. Its openness enhances visibility and invites public engagement.

    In contrast, the hotel block is designed as a more introverted structure, responding to less favourable surrounding conditions. This inward-looking strategy ensures privacy, controlled views, and a refined hospitality environment.

    Facade Strategy and Functional Integration

    The architectural language balances aesthetics with performance. Service areas of the hotel are ventilated through carefully designed perforated openings that contribute to the facade articulation while fulfilling functional requirements.

    A key design consideration was the integration of technical and service elements within the building envelope. The following components are fully enclosed to maintain a clean skyline:

    • Outdoor units
    • Service panels
    • Facade cleaning systems
    • Overhead water tanks
    • Lift machine rooms

    This approach ensures visual continuity and avoids disruptions to the architectural profile.

    Urban Identity and Spatial Cohesion

    Despite differing design expressions, both built forms are unified through proportional balance and complementary material treatment. The retail block creates a dynamic street interface, while the hotel provides a controlled and comfortable retreat.

    Together, they form a coherent mixed-use composition that enhances the commercial and hospitality landscape of Guwahati.
