    Kharghar Corporate Park in Navi Mumbai represents a landmark master planning initiative envisioned as a vibrant city centre. Commissioned by the City and Industrial Development Corporation of Maharashtra Ltd (CIDCO), the 345-acre development establishes a future-ready mixed-use district combining commercial, residential, civic, and leisure components within a sustainable urban framework.

    With a planned built-up area of 2,97,52,023 sq. ft., the project has been completed at the design stage and sets a new benchmark for integrated urban development in the Mumbai Metropolitan Region.

    Vision: The “Heart of the City”

    The masterplan positions Kharghar Corporate Park as a destination district — a place to live, work, and play. Designed to embody contemporary international planning standards, the development aims to create a 24×7 urban core that serves not only Kharghar but the larger Navi Mumbai region.

    Its strategic adjacency to Central Park, the Golf Course, natural hills, and the creek enhances the site’s character, reinforcing its identity as a premium, environmentally integrated urban hub.

    Master Planning Strategy and Urban Framework

    The master plan adopts an integrated planning approach that combines:

    • Commercial and corporate office spaces
    • Civic and institutional facilities
    • Leisure and recreational zones
    • A substantial residential component

    A defining element of the plan is the green network along a diagonal axis, forming a continuous landscaped spine. This green corridor integrates pedestrian movement, landmarks, vistas, and open spaces, creating an intuitive urban experience that connects with Kharghar’s established green lungs.

    Though an independent 140-hectare development, the design ensures seamless integration with the surrounding urban fabric and existing neighbourhoods.

    Transit-Oriented and Pedestrian-Centric Design

    At the core of the development lies the convergence of the Metro Station and the pedestrian green spine — forming the vibrant heart of the Corporate Park.

    The project is guided by three key planning principles:

    1. Transit-Oriented Development (TOD):
      Leveraging metro connectivity to promote reduced vehicular dependence and enhanced accessibility.
    2. Pedestrian-Friendly Development:
      Prioritizing walkability through landscaped corridors, active streetscapes, and safe public spaces.
    3. Smart & Sustainable Development:
      Embedding sustainability into infrastructure, land use planning, and urban design guidelines.
    4. The result is a people-centric district designed for mobility efficiency and urban vitality.

    Sustainability and Green Integration

    Sustainability forms a foundational layer of the master plan. Smart planning strategies are complemented by comprehensive urban design guidelines to ensure long-term environmental performance.
