    MWC Jaipur: A 500-Acre Smart Industrial Master Plan by Edifice

    Mahindra World City (MWC) Jaipur represents a strategic milestone in India’s evolving industrial landscape. Spread across 500 acres in Rajasthan, the master planning initiative led by Mahindra World City Developers Limited aims to redefine conventional industrial environments through smart planning, integrated infrastructure, and user-focused urban design principles.

    The project has been completed at the design stage and establishes a comprehensive framework for future execution by client-appointed consultants.

    Project Context and Vision

    The master plan was developed following an in-depth study of the site conditions, existing campus, surrounding adjacencies, access routes, and the client’s long-term development vision. The objective was to create a structured, scalable, and innovation-driven industrial ecosystem.

    Specific emphasis was placed on embedding “smart planning” within the industrial framework—ensuring that the development not only supports manufacturing and logistics efficiency but also enhances overall usability and environmental integration.

    Master Planning Strategy and Design Framework

    The scope of work included comprehensive master planning and coordinated infrastructure design. Key components of the plan addressed:

    • Land use distribution and zoning strategies
    • Plot size optimization and program mix
    • Open space and landscape planning
    • Streetscape design and circulation hierarchy
    • Infrastructure efficiency and service integration

    Three master plan options were developed based on detailed site analysis and client brief parameters. Each option evaluated pedestrian versus vehicular movement, dedicated cycling corridors, infrastructure efficiency, and user-centric spatial organization.

    The client-selected option was subsequently refined and detailed further for implementation readiness.

    Infrastructure and Mobility Planning

    A defining characteristic of the MWC Jaipur master plan is its balanced mobility framework. The design integrates:

    • Clear segregation of pedestrian and vehicular movement
    • Dedicated cycling infrastructure
    • Efficient internal road networks
    • Optimized service corridors

    This approach enhances safety, operational efficiency, and overall user experience, setting a new benchmark for industrial township planning in the region.

    Industrial Guidelines and Development Controls

    To ensure consistency in future development, detailed Industrial Guidelines were formulated. These guidelines address:

    • Plot-level development controls
    • Boundary treatments
    • Signage standards
    • Landscape integration
    • Architectural coordination

    Case studies of comparable industrial developments were also examined to draw best practices and contextual parallels, strengthening the overall planning strategy.
