A transformative redevelopment vision for the non-core port area of the Port of Thessaloniki is redefining how post-industrial waterfronts can shape future cities. Featured by MVRDV, the proposal reimagines former shipping infrastructure as a vibrant, mixed-use urban district.
Between 2019 and 2022, a comprehensive study outlined how Piers 1, 2, and 3 could evolve into a digital and cultural hub — blending Thessaloniki’s heritage with emerging technology enterprises, from start-ups to global firms.
The masterplan preserves approximately 65,000 square metres of existing structures, respecting the site’s historic grid while introducing contemporary infrastructure. The district is envisioned as a “live-work-play-learn” ecosystem integrating adaptive reuse with forward-looking design.
Key highlights include a mountainous hotel and cruise terminal on Pier 2, a floating bridge from Pier 1, Innovation Square with expanded green public space, and the historic Customs House reimagined as a retail and heritage destination.
The study also establishes sustainability and design frameworks to guide phased development. Greek partner Rogan Associates S.A. has since advanced the proposal into the current masterplan, positioning Thessaloniki’s waterfront as a strategic urban catalyst for the region’s next growth chapter.
