Louisiana State University has approved a $215 million residential project to address rising enrollment and housing shortages on campus. The new South Quad dormitories will provide over 1,200 beds and are set to break ground in October 2025, near the Business Education Complex on South Quad Drive, replacing the Touchdown Village East commuter parking lot.
Addressing Enrollment Growth
The project comes amid LSU’s eighth consecutive year of record freshman enrollment. Interim President Matt Lee announced that approximately 8,000 new freshmen are expected this fall, exceeding last year’s 7,912 students. The expansion aims to relieve housing pressures, particularly for first-year students.
Construction and Timeline
The dorms are scheduled for completion by Fall 2027. While 697 parking spaces will be removed, the project will convert 515 spaces to residential parking and introduce 350 new commuter spots at the Old Front Nine lot to mitigate disruptions.
Enhancing Student Mobility
A new Mobility Hub for LSU’s Park & Geaux shuttle program will accompany the dorms. The climate-controlled hub, complete with restrooms and WiFi, will provide students with a convenient transfer point and help reduce congestion around campus.
Developer and Team
RISE: A Real Estate Company, which previously delivered Nicholson Apartments, Cedar Hall, and Spruce Hall, will lead the project. The firm will collaborate with The Lemoine Company as general contractor and Niles Bolton Associates as architect.
With this combined investment in housing and transportation infrastructure, LSU seeks to improve both student experience and campus accessibility, ensuring the university keeps pace with sustained enrollment growth.
