A unique geometric residence in upstate New Yorkโbuilt in 1974 and long neglectedโhas been painstakingly restored by designer Caitlin Mociun and furniture maker Tammer Hijazi. Despite structural issues, pest damage, and an impractical layout, the couple saw potential in its sculptural form and embarked on a careful restoration aimed at preserving the home’s architectural integrity.
A House Full of Challenges and Character
The original architectโs emphasis on form over function resulted in limited practicality, including the absence of a full kitchen. The property also suffered from water damage, carpenter ants, and a high asking price. Still, Mociun and Hijazi were drawn to its flowing curves and stucco-and-cedar composition, ultimately negotiating a more reasonable purchase.
Operational Details: A Restoration Rooted in Respect for Original Design
The duo approached the project as a restoration rather than a renovation. Twenty-two drafty windows were replaced without altering size or placement. Exterior roofing and siding were renewed, while interior walls were replastered and floors refinished. The basementโformerly home to a snakeโwas the only space fully gutted, now transformed into a laundry room, bathroom, and compact bedroom.
Design Highlights: Craftsmanship and Vintage Discovery
Inspired by the homeโs rounded geometry, Hijazi constructed custom shelves and a curved ledge to showcase their eclectic design objects. In the kitchen, architect Drew Seskunas of Saw.Earth helped reconfigure the tight footprint to fit modern appliances, including a 22-inch Liebherr refrigerator and 18-inch Miele dishwasher. Custom teak cabinetry, a black Marmoreal terrazzo countertop, and a matching terrazzo dining table complete the aesthetic.
Economic & Cultural Impact: Preserving Architectural Heritage
The project demonstrates how midcentury and 1970s experimental architecture can be sensitively preserved without sacrificing contemporary functionality. It also highlights growing consumer interest in vintage craftsmanship, artisanal interiors, and sustainable restoration practices.
Strategic Significance: A Model for Thoughtful Home Revivals
Mociun and Hijaziโs approach serves as a blueprint for homeowners seeking to modernize aging structures while honoring original design intent. Their blend of restraint, creativity, and technical skill underscores a broader design movement that values conservation over replacement.
