New photographs reveal that Waterline, a 1,025-foot (312-metre) supertall designed by Kohn Pedersen Fox (KPF), is nearing completion in Austin, Texas. Having topped out in August, the tower is now the tallest building in Texas, surpassing IM Peiโs JPMorgan Chase Tower in Houston by more than 20 feet. The project marks a defining moment for Austinโs rapidly transforming skyline.
A New Landmark for Texas
Waterline is Austinโs first official supertall skyscraper, overtaking Genslerโs 865-foot Sixth and Guadalupe, which briefly held the cityโs height record. As Austin experiences unprecedented vertical growthโincluding major corporate and industrial expansionsโthe tower symbolizes the cityโs shift toward a dense, mixed-use urban core.
Operational Details: Structure, Form and Program
Designed as a tower rising from a sloping podium, Waterline adheres closely to KPFโs original renderings. The structure narrows as it ascends, marked by two major shifts in massing and framed by exposed perimeter columns visible at ground level and near the crown.
The towerโs programme includes:
- Luxury residences at the upper levels
- Office spaces, hotel facilities and retail below
- A 1 Hotel integrated into the lower floors
- Amenity spaces on the podiumโs rooftop, accessible via a secondary building on the deck
KPF describes the towerโs form as โstacked and striatedโ, enhanced by horizontal faรงade treatments punctuated with vertical elements.
Economic Impact: Reshaping Downtown Austin
According to developer Lincoln Property Company, Waterline has already made a significant visual impact on the city. Its integration with public programmesโWaller Creek, Waterloo Greenway and the Lady Bird Lake trailโpositions the tower as a future hub for business, leisure and tourism.
The development aligns with Austinโs broader economic surge, driven by large-scale projects such as Teslaโs gigafactory. However, the boom has also prompted community and regulatory pushback, resulting in height reductions for certain proposals, including a recent HKS-designed tower.
